The process

Four stages, one point of contact.

Most house & land searches fall apart in the gaps between the land agent, the builder and the bank. InvestorNook manages the handoffs so nothing falls through.

01 /

Brief

Strategy & borrowing capacity

We map your budget, structure (personal, trust or SMSF) and target yield before we look at a single lot.

02 /

Shortlist

Land & builder due diligence

Estate contracts, land titles, builder financials and school-zone growth data - checked before you see the shortlist.

03 /

Contract

Negotiation & build oversight

We negotiate terms, review the HIA/fixed-price building contract, and track land registration through to slab.

04 /

Handover

Settlement & handover

Final inspection support, depreciation schedule referral, and an introduction to a trusted property management partner.

Why house & land

Built for the numbers, not just the street appeal.

A new house on its own land title behaves differently to an established home in a portfolio - for depreciation, land tax and lending, that difference is the point.

Depreciation

Higher deductions from day one

New builds may qualify for Division 43 capital works and Division 40 plant deductions that established homes generally cannot claim, subject to your circumstances and independent tax advice.

Land tax & duty

Duty considered on the land component

The duty treatment of a house and land arrangement depends on the state, contract structure and timing. We help identify the right questions before you commit.

Price certainty

Fixed-price building contracts

A registered builder's fixed-price HIA contract can shift construction cost risk away from you, provided the contract and provisional sums are reviewed carefully first.

SMSF structuring

Packages considered for trustees

We help trustees assess which house and land structures may remain viable and where professional advice on commercial alternatives makes more sense.

General information only. Tax, duty, lending and SMSF outcomes vary by state and personal circumstances. Obtain independent financial, legal and tax advice.

Our approach

You're the only client we work for.

Land agents and developer sales offices work to sell you their own stock. InvestorNook works to find you the right one - or tell you to wait.

01

Independent research

We assess land and builders on their own track record, not on whose marketing budget is behind the estate.

02

Data-led shortlisting

Comparable sales, vacancy trends and school-catchment growth are checked before a package ever reaches your shortlist.

03

Support through to settlement

Contract review, build-stage tracking, and an introduction to a trusted property management partner once you've settled.

From clients

Notes from recent settlements.

We had three estate agents telling us three different vacancy rates for the same suburb. InvestorNook was the first person who just showed us the actual data.
J. T. - SMSF trustee, Melbourne
First investment property, and the first time I felt like someone was actually checking the numbers on my side, not just sending me listings.
R. P. - First-time investor, Adelaide
Caught a contract clause on our builder's provisional sums that would have saved us from a costly mistake. That one conversation made a real difference.
A. K. - Interstate investor, Brisbane

FAQ

Before you book a call.

1. Do you sell your own house & land stock?

No. InvestorNook doesn't own, develop or list land. We work directly with you to find and vet stock from third-party developers and estates, which keeps the incentives on your side of the table.

2. Do you manage the property after settlement?

No - property management isn't something we do in-house. We refer you to a trusted, vetted property manager in the area and stay available if anything comes up in the early months.

3. I'm interstate - does that matter?

Most of our clients are buying in a state they don't live in. That's the core reason a local, independent due-diligence process exists - you shouldn't have to fly in to check a title.

4. How long does the process take?

From first call to signed contract is typically 4-8 weeks, depending on finance pre-approval and how quickly the right lot comes up in your target estate.
